A guide for contractors, EPC & infrastructure firms

The five types of surety bond.

A surety bond is written to match the promise a project owner needs from you at each stage of a contract. Five bonds cover almost everything a contractor runs into. Here is what each one secures, which bank guarantee it replaces, and how to tell which your tender is actually asking for.

Quick answer: Indian contractors use five common surety bonds, each tied to a stage of a contract. A bid bond backs your tender, a performance bond backs delivery, an advance payment bond backs mobilisation money, a retention money bond releases cash the owner would otherwise hold back, and a maintenance or warranty bond covers the defect period after completion. Each one replaces a matching bank guarantee.

The five types, and what each one secures

A bond is written to match the promise the owner needs from you at each point in a project. Match the bond to the stage, and you replace the bank guarantee that stage would otherwise demand.

Bid bond
Guarantees you will stand by your bid if you win it, and sign the contract on the terms you quoted. It protects the owner if a successful bidder walks away after the award. This is the security asked for at the tender stage, in place of an earnest money deposit or a bid bank guarantee.
Performance bond
Guarantees you will complete the work to the contract terms. It is the most common bond in construction and infrastructure, and it runs from award until the work is accepted.
Advance payment bond
Protects an advance the owner pays you to mobilise, and guarantees that money is put to proper use on the project rather than lost if the contract stalls.
Retention money bond
Replaces the slice an owner would normally hold back from each running bill, releasing that cash to you on delivery instead of months later. For a working-capital-hungry firm, this is often the most valuable bond of the five.
Maintenance or warranty bond
Covers defects during the warranty period after completion, so the owner stays protected once the work is handed over and the performance bond falls away.

Which bond does a tender actually call for?

Your tender’s security clause names the stage and the instrument. Bid security sits at submission, performance security at award, advance payment security when you draw mobilisation money, and retention at billing. Read the clause first, then match the bond to it, not the other way round.

Not sure which bond your tender calls for, or whether one bond can cover more than one stage? That is worth a short conversation before you commit.

Common questions

What are the main types of surety bond in India?

Five cover almost everything a contractor meets: a bid bond, a performance bond, an advance payment bond, a retention money bond, and a maintenance or warranty bond. Each is tied to a stage of the contract and replaces a matching bank guarantee.

What is the difference between a bid bond and a performance bond?

A bid bond secures your tender before award, guaranteeing you will sign if you win. A performance bond takes over after award, guaranteeing you will complete the work to the contract terms.

Can one surety bond cover an entire project?

Usually not. Each bond secures a specific promise at a specific stage, so a project can involve a bid bond, then a performance bond, and sometimes an advance payment or retention bond alongside. Which you need depends on the contract.

Is a retention money bond worth it?

For a firm that feels the cash squeeze, often yes. It releases money the owner would otherwise hold back from each bill, putting that working capital back in your hands on delivery rather than at the end of the defect period.

The right bond is a conversation, not a form

Everything above is how the bond types work in general. Which one your tender calls for depends on its security clause and the stage you are at.

If a clause is unclear, or you are carrying several stages at once, that is the moment to talk.
